This subdivision is unique in Te Awa, in that the land has been strategically raised to sit above the coastal inundation flood zone. These low-lying coastal areas, which includes a large proportion of Te Awa, were specified in the Coastal Inundation: Tangoio to Clifton report released in 2023 by Napier City Council, Hastings District Council and the Hawke’s Bay Regional Council. Most homes in Te Awa are now subject to Section 44a of the Local Government Official Information Act, meaning it has to be declared on the LIM report if the property is at risk of coastal inundation.
The TW Property team managed to capture this prior to going to market and raise the height of the subdivision using aggregate fill. Due to higher ground level, none of the sections within this subdivision are included in the coastal inundation zone or will be subject to Section 44a.
